Resolution on Holladay Corporation’s Zoning Change Application for a Property at the Corner of Albemarle St., NW and Nebraska Ave., NW

Whereas Holladay Corporation has applied to the Zoning Commission to change the designation of the above property from R-1-B to R-5-B and to build 14 townhouses; and,

Whereas, members of the community, both individually and through the Tenley Neighbors Association have strongly opposed this zoning change and the proposed 14 unit planned unit development; and,

Whereas, even though Holladay Corporation has made some modifications to its original 26-unit proposal, including reducing the number of units to 14, further modifications need to be made such as modifications to the bioremediation system, increased or improved amenities, and replacement of 50% of the removed tress; and,

Whereas, approval of this proposal would require an unprecedented change in both the zoning as well as a waiver of standard PUD land requirements for R-1-B (but not for the requested zoning); and,

Whereas, it is the sense of the community and the commission that this proposed development is not in character with the single-family character of the neighborhood; and,

Whereas, Holladay Corporation has bypassed any development opportunities on Wisconsin Avenue and instead has chosen to attempt to build in an area where it is more economically beneficial to the corporation,

Now, therefore, Advisory Neighborhood Commission 3-E hereby OPPOSES Holladay Corporations application and urges the Zoning Commission to reject this proposal.

ANC 3-E approved this resolution by a vote of 3-2 at its monthly public meeting on September 14, 2000. Commissioners present were Jill Diskan, Chris McNamara, Steve Posniak, Charles Mayo and Tad DiBiase.
